Welcome to Carolina Colours! We are very happy that you either purchased a home or are in the process of building in our community. To assist you with the transition, we would like to provide you with some basic information about the Carolina Colours Association, the master property owners association to which all Carolina Colours property owners belong.
 
The Association is managed by Land Concepts and Solutions, LLC, under the supervision of an Executive Board of Directors.

Billing Information
 
Monthly Association Bills:  The Association sends out bills to residents every month. These bills always include fiber optic charges, and may, when applicable, include basic dues, special assessments, member charges and/or late fees.
 
It is very important that you communicate to the Association your expected move-in date, your contact information (phone number and e-mail address), and any subsequent changes.
 
Late fees are assessed at 1% monthly, and are assessed on any balance more than 30 days past the due date.
 
Rentals:  If you are going to rent your house, please stop by and see either Suzanne or Sandra for further guidance.
 
Dues:  The Executive Board of the Association establishes the dues payable to the Association each year based upon its budgeted expenditures.
 
The 2018 dues level for a completed home on the golf course is $105 per month. These dues are currently billed in 4 equal quarterly installments of $315.   The 2018 dues level for a completed home that is not fronting the golf course is $100 per month. These dues are currently billed in 4 equal quarterly installments of $300.
 
When building a custom home, the dues increase becomes effective the first day of the first quarter following the issuance of a Certificate of Occupancy for your home (regardless of your move-in date). Your builder provides our office with a copy of your Certificate of Occupancy.
